Question: What are your thoughts on The Lodge ad Canyon Creek Condos in terms of appreciation potential?

The Lodge at SteamboatThe Lodge is a slightly older building, but both are run by Steamboat Resorts which means their shuttle and upkeep is excellent. Both are very close to a key area which is the One Steamboat Place development – anything close to this development will have overflow demand as time moves on as people will look at that property and most will not be able to afford it and will look for other options. So you will definitely gain from the “drag up effect” which essential means that the higher prices for One Steamboat Place will help properties within close proximity.

That corner of the mountain are is definitely the hottest spot moving forward and is one of my recommendations as people can walk to all the planned open street-scape entertainment and amenities which will be provided by One Steamboat Place, The Ski Mountain and the Urban Renewal Authority. The Steamboat Mountain Urban renewal Authority (URA) plans are key to the Steamboat base development and the ground floor type investing that is happening – the URA was partly introduced by the developers who sold the land to One Steamboat place for $25M and the concept is copied from the successful Vail model. Therefore, I also highly recommend

“The Dulany” and
“Ptarmigan House”

as these properties are literally right next door to One Steamboat Place and are pure ski in ski out – they do not have the same amenities, but possibly more upside as time progress’s due to scarcity and the huge spread in old verses new ski in ski, out as we are starting to see. In the end, this will spur much better appreciation than anything that is further from the mountain.
